Paul shared an example of the company’s Market Appraisal Report – a new piece of software which can send be sent to buyers once they have viewed a property. It gives them all the information they could possibly want and confidence in what they are proposing to purchase. Information is included on boundaries, tax bands, flood risks, conservation areas as well as many other topics from floor areas to EPC ratings.
Other details include comparisons on prices of similar properties which have sold in the area, planning applications declined and approved, as well mobile and broadband reception.
Regarding planning applications, Paul pointed out that local authorities are more generous today when considering granting an application than they were say 10 years ago due to the pressure of the need for more accommodation. As for pricing, he said that homes which sold in the first two weeks usually achieve the asking price.
